First of all we will make an appointment at the property that it´s going to be sold.
The seller, with our advice, will set the price of the property depending on the location, size, building details but most important depending on the market.
We will ask for the following documents:
Copy of deed (foja registral should be included),
proof of address (only Telmex or CFE),
seller ́s id,
and power of attorney if there ́s one,
cédula fiscal or RFC. Marriage Certificate (Mexican sellers only)
We will review with the notary the tax situation of the property.
If it´s a house that comes with Furniture we will inventory all the furniture that will be included.
We will schedule a profesional photo shoot of the property and if necessary for some properties we produce videos.
The property will be uploaded to the MLS of San Miguel de Allende, to SanMiguelMarket.com and to both Coldwell Banker SMART websites.
The listing will be syndicated to other portals national and international.
Also will be presented in the AMPI meeting to more than 180 realtors.
We will create an open house exclusive for all the realtors in San Miguel de Allende so they can see the house in person to better promote it, this open house will also give us input about the pricing.
